A Public Hearing will be held on Thursday, February 8th, at 6:30 pm in Council chambers, located at 400 Main Street. Members of the public can attend and speak at the hearing, or hand in written submissions. Written submissions can be emailed to admin@townofyarmouth.ca, or delivered to town hall, and must be received by 12 pm (noon) on February 1st.
What is the Hearing About?
This Public Hearing will address three separate applications as follows:
1. 107 Main Street (PID# 90202250)
On November 9, 2023, the Town received a request to enter into a Development Agreement with the owner of 107 Main Street (PID# 90202250) to allow a refrigerated storage trailer/sea can (accessory building) at 107 Main Street to encroach into a minimum required abutting yard set-back.
Associated amendments to the Municipal Planning Strategy (MPS) and the Town of Yarmouth Land Use By-law (LUB) are also proposed to enable Council to consider and enter into the proposed Development Agreement and consider similar proposals in Secondary Commercial Areas throughout the Town of Yarmouth in the future.
2. 55 Green Street (PID# 90211293)
On November 8, 2023, the Town received an application from the landowner of 55 Green Street (PID# 90211293) to allow for an intended conversion of an existing two (2) unit residential building to a four (4) unit building. To enable the conversion, a rezoning of the subject site from Low Density Residential (R-1) Zone to Medium Density Residential (R-2) Zone is proposed.
No additions or changes to the building design are anticipated at this time, as the applicant indicated their intent to re-use the existing building.
3. 1 & 3 Kirk Street (PID #90208869)
On November 23, 2023, the Town received an application from the owner of lands known as 1 & 3 Kirk Street (PID #90208869) to discharge an existing Development Agreement (and subsequent amendment) and enter into a new Development Agreement with the Town of Yarmouth. The proposed Development Agreement seeks to update on-site parking requirements and allow for one additional dwelling unit within an existing building at 1 Kirk Street.
A housekeeping amendment to the Land Use By-law to rezone a small portion of 1 & 3 Kirk Street (approximately 200 square meters) from the existing R-2 Zone to C-1 Zone to consolidate the zoning across the subject lands is also proposed as part of this application.
